In 1993, the firm prepared a 162-page feasibility study for the renovation of this listed 1936 Moderne building. The study assessed compliance with fire, life safety, accessibility and energy codes, and investigated hazardous material abatement and adaptation to Type I construction. In 1999, the firm was selected by the California Department of General Services as firm of record for the interior renovation of the entire five-story, 130,000 square-foot historic building, as well as upgrades to structural, mechanical and electrical systems. The firm was able to achieve the project goals with a design that was bid at approximately one million dollars under budget.
